Some hosts use co-hosting services for absolutely everything; whereas others will need a hand from time to time when they are away and still want to earn a passive income in their absence.

Today, with the booming Airbnb industry, Your Innkeeper can help set up your investment property or optimise your current listing for the short-stay market.

To sign up for our service there is a one-time fee of $550 +GST per property, which covers styling and design consultation, professional photography, listing creation and sales channel integration, social media marketing strategy, and guest book creation.

Once onboarded, your property is supported by our Operations Management team, professionally cleaned by Bliss and their staff of 14+ highly trained staff, with hired linen supplied by Alsco’s high quality range.

List your property with us and we will take care of everything. We continually optimise your listing and set dynamic pricing rates to maximise your rental income. Once you’ve signed up, we fully manage your property for 15-20% of the Nett income per booking.

    What can a co-host do?

    A co-host can help a listing owner with their space, their guests, or both. Co-hosts decide how much they want to handle, and work out the details with the listing owner ahead of time

    Maintenance

    As your co-host we can coordinate repairs for you. If something needs fixing talk with us about what repairs are needed, when the listing should be repaired, and how expenses will be handled. If a repair needs to get expensed, we can always use Airbnb’s resolution center.

    “Repairs and maintenance” is often used as a term for anything that needs doing to a property, but there are actually four quite different categories involved. For any property owner who is serious about maximizing their return, all four types of expenses should be regularly considered.

    Repairs

    Repairs occur when something goes wrong as a reactive response. An example would be a blocked pipe, a non-functioning oven or a roof that suddenly starts leaking. 

    Investment maintenance

    This is the planned replacement of any item in the property that depreciates in value, including carpets, blinds, ovens, hot water systems, insect screens, etc. 

    Seasonal maintenance

    These items should be regularly addressed to ensure the number of repairs in the previous category is kept to a minimum.

    Capital works

    This is any new element that is introduced into the property. Examples include:
